Selling

Choose your agent wisely

Select your advisors carefully. You need sound advice on values and the marketing of your property and to receive regular and reliable management as your sale progresses. Your agent should take time to acquaint themselves with your property presenting it in the best possible way and giving it the widest exposure.

Prepare for the sale

Carry out any repairs, fences, doors, windows etc which may put off any would be buyer. If repainting wherever possible select neutral colours. Your home should look well cared for and loved.

Present your home at its best

Clean and tidy, particularly kitchen and bathrooms, floors and work surfaces. De-clutter, removing unnecessary ornaments. Move furniture off walls to make rooms look bigger and if possible use lighting to enhance a room. If conducting your own viewings, plan your route and always allow the viewer into a room before you, it gives a greater feeling of space.

Be confident

It is your home, be proud and comfortable about it, you want people to feel they will be happy there.

Buying

Set your budget

Work out how much you can afford to spend. Make enquiries and research and research any borrowing or mortgage you may need. Remember to take account of legal and removal costs and any stamp duty land tax. Consider if you will need any extra for immediate repairs or changes to the property you may wish to make.

Moving Home

Have an idea of your ideal property

Consider whether you want a bungalow or house, how many bedrooms do you need or reception rooms. Is a garden important to you or garage? Are you looking for a property that is urban or rural, and prioritise your needs as you may need to make a compromise in light of your budget.

Consider location

Become acquainted with the local area, the whereabouts of services, bus routes and school catchment areas etc. Speak to people locally about the merits of different areas and any practical considerations that may apply.

Look beyond the paint

Don't be immediately put off by colour schemes or furnishings. Look at the potential of the property. You know how you like to live your life and whether the property, when you bring in your individual tastes, will suit your lifestyle.

Moving

Be organised before you move

  • Provisionally book removals and confirm as soon as contracts are exchanged.
  • Clear out unwanted items.
  • Use up food in the freezer.
  • Notify local authority and service providers and arrange final accounts and reconnections to your new home.
  • Arrange redirection of mail with the Post Office.

Be organised after you move

  • Amend insurance cover on buildings and contents.
  • Sent out change of address cards to friends, relatives, clubs and organisations.
  • Notify change of address to:
    • Bank
    • Credit cards / store cards
    • Pension company
    • Driving licence
    • Motor vehicle registration
    • TV licence
    • Schools
    • Doctor
    • Dentist
    • Optician
  • Have housewarming party.
